The stunning Apple Barn is licensed for your civil ceremony. Following your ceremony, we encourage you and your guests to enjoy the acres of land for photographs and activities, retiring to the Crown Barn patio for your drinks reception.


Following your ceremony, we encourage you and your guests to spend some time lakeside for drinks and canapés before heading to the Crown Barn.


The Crown Barn is ideal for your wedding celebrations, accommodating 200 guests for a wedding breakfast, a daytime minimum number of 80 guests. The barn was hand-built using local oak, brick and stone and has been fantastically finished with exposed beams and a gothic-inspired chandelier. The barn’s features are modern yet rustic and provide the ideal canvas for your reception. Additionally, an entire side of the barn can be opened up to let the outside in; you can have the feel of an outdoor event without the commitment to unpredictable weather. Our newly paved drinks reception area is beautifully sheltered by stunning willow trees, creating a relaxed place in which to enjoy a few refreshments and your guests’ company.


You will be able to design your own wedding breakfast with the assistance of our critically acclaimed Head Chef, Mark Bolger. From formal three-course meals to hog roasts and street food, there are an impressive variety of potential dishes plus the opportunity to experience some of Circa's quirky evening food options such as The Circa Pizza Van, Bert & Ernie Street Food Karts, Bev the Gelato Bike and the Brighton Burger Company Van.

Set within the South Downs’ rolling countryside, the grade II listed Northease Manor is a truly beautiful wedding location. The historic 17th Century Queen Anne Manor House is now home to the Independant School, but can be beautifully transformed for your big day!

With a fascinating history, the rustic Thatched Tudor Hall at Northease Manor is perfect for civil ceremonies with up to 110 guests and makes a lovely setting for your wedding breakfast. To fully incorporate the rustic theme we can provide solid wood trestle tables and benches, or Chivari chairs and round tables for guests. With plenty of grounds for photos, and charming sussex flint buildings, if you are looking for an out of town venue, which gives you the opportunity to create a truly personalised and unique event, Northease is a great choice.


We have a great relationship with several decorating companies who can dress the barn and make it look spectacular!


Northease Manor’s grounds are simply stunning. From the flint covered house to the luscious lawns and trees, the grounds offer a beautiful backdrop for your wedding photographs. Our Rose Garden is the perfect spot for your welcome drinks and canapés in which your guests can relax and enjoy the stunning Sussex surroundings. As the English weather is notoriously unpredictable, we also include a complimentary Capri marquee for your welcome drinks.


Your wedding breakfast can be designed by you so you can be sure it is something you’ll love on the day. With the assistance of Circa Head Chef Justin Gillam, you will design the perfect menu based on your tastes, requirements and theme for the day. The venue is well-suited for a formal seated meal but there are a number of options for a more relaxed, informal dining experience.

Built in 1720, the Old Barn has been lovingly restored to offer a unique wedding or function venue that is exclusively yours for the day.

THE BARN


With its vaulted ceiling, exposed beams, central fireplace and oodles of old-world charm, The Barn is a space which can turn any event into a night to remember. It can seat up to 140 people in a wide variety of lay-outs if a grand feast is required, or up to 200 standing for a glorious buffet if you want something a little less formal. There’s plenty of space for a dance floor, bands and other entertainment while still having secluded little areas for guests to relax in before re-joining the fun and it can be as relaxed or as formal as you like.

Leeds Castle

Just a few months before Lady Baillie died in September 1974, she put in place plans to create a charitable foundation to which the Castle and grounds would be transferred, so that they could be preserved for future generations to visit and enjoy. Her lifelong friend Lord Geoffrey-Lloyd became the first Chairman of the Trustees of the Leeds Castle Foundation, and he set about ensuring the financial stability of the newly established charity.

An endowment of £1.4 million was invested and a further £400,000 was realised from the sale of furniture, so that improvements could be made to the Castle to attract paying corporate conferences. It was quickly realised that these alone would not support the ongoing costs of running the Estate, so in 1975 the gardens were opened to the public, and the following year the Castle was also made available to visitors.


The reputation of Leeds Castle as a leading visitor attraction and conference venue grew, and in 1978 it was chosen as the location for the Middle East peace talks that preceded the Camp David Accords of the same year.


Since then Leeds Castle has become one of England’s top tourist attractions and welcomes over 600,000 visitors a year, as well as hosting weddings, conferences and caring for the beautiful gardens and Castle interiors.

The Secret Barn

The Secret Barn is a ‘proper barn’, on a proper farm, nestled down a quiet country lane in West Sussex, with views of The Downs and lovely countryside, this barn is the quintessential rural idyl, complete with a paddock for camping, an orchard crying out to hold a little ceremony, a lawn for canapé-ing on or toasting marshmallows over the fire pit. Think trestle tables, garland lights, hay bales, star gazing, wild flowers, Darling Buds of May, festivally fun. The Secret Barn is an exclusive, authentically rustic hideaway, it has beams and original flooring, it is not a ‘done up wedding barn’, and we love it all the more for its cracks and creaks.

The Secret Barn will only be taking on a very limited number of bookings – we have no intention of turning this little slice of Sussex into a wedding factory, and we want every couple that books to be able to relax, enjoy and appreciate it’s charm, without the feeling that they have to be out and cleared up for the next wedding on the conveyor belt. Selden Barn Weddings

As you approach the wedding venue down a quiet country lane, you are greeted by a collection of Sussex flint and brick buildings as well as the main farmhouse. Entering through an iron gate beside the gatehouse, the driveway takes you past the Farmhouse and across the grounds to the front entrance of the reception barn.

As soon as you enter the barn, you are hit by the “Wow Factor”. The whole room is swathed in beautiful ivory pleated marquee drapes with swags and tails. The east wall has windows overlooking the rolling fields and woodland where horses and deer roam freely, while the integrated raised dance floor and tall central pillars exude atmosphere, creating a sense of grandeur and space.


Large chandeliers hang overhead where the sparkling light shimmers against the ivory linings that drape the barn. With over 300 square meters of interior space, the barn comfortably holds the dining area, raised dance area and bar, so that your guests always feel together.


The dining area can be configured to comfortably accommodate 70 – 230 people and all tables and chairs in the barn are supplied within the venue price.


The striking raised Dance Floor with stainless steel balustrade features two mirror balls and subtle lighting. The Luxurious Drinks Bar area has a handsome vintage mahogany counter together with a huge wall unit salvaged from a Victorian chemist shop. Set your desired mood with the controllable wall and pillar up-lighters as the day turns to evening – elegant by day and magical at night.


The picturesque gardens also make the perfect setting for pre-reception drinks.

Manor Farm Barn

History and heritage meet modern magnificence at Manor Farm Barn - a stunning place to enjoy fine food and drink in Southfleet.

Originally an 18th-century barn, it was lovingly restored in 2001, becoming Britain’s first 21st-century thatched pub and the winner of a CAMRA Pub Design Award.


The thatched roof is, quite literally, the crowning glory here - but it’s only part of the pub’s appeal. Inside, original oak timbers have been painstakingly restored, while two spacious floors, a dramatic high ceiling and swathes of natural light make the pub a truly special place to relax.


As for the food and drink on offer, it’s worthy of the sublime setting. Foodies travel for many miles to sample our delicious restaurant dishes, while beer fans can savour award-winning ales and lagers from Britain’s oldest brewer, Shepherd Neame. There’s an extensive collection of wines here too - perhaps best enjoyed outside in the sun in our spacious patio garden.
